1. How to apply for the property?

Please book in an viewing and attend the home open to see if the property is right for you. Please apply ONLINE and submit all the required documents. The result will take 24-48 hours to become available. If approved, we will inform you to pay the bond/rent and sign the Lease Agreement accordingly. 

 

2. When is my rent due and how can I check it?

Rent paid-to-date is shown on your receipt. If you are not sure when the rent is paid to, please refer to your most recent receipt to plan your next payment. All the payment including rent, water usage and other utilities (if applicable) can be made via the same payment method specified in your lease agreement

 

3. Can I have my friend or partner to move in later during the tenancy?

You must get written approval from your landlord first. Any new occupant or new lease holder must be approved before moving in. An application needs to be completed to have a background check. Any unauthorised person who is found to live at the premises without approval may constitute a breach. 

 

4. Can I have a pet or make minor change to the property?

The tenant must ask for permission by using the Form 25 (Pet Request Form) and Form 26 (Minor Modification Request Form). If you are not sure, please contact us to discuss further. 

 

5. Do I need to be present for routine inspections or repairs?

No, but you will be given notice before anyone enters the property. If you cannot be there, we will use office keys to conduct routine inspection. Tradesman may use office keys to gain access if permission is obtained prior. 

 

6. What happens if I accidently damage the property?

Please report the damage to us as soon as possible. You could be responsible for the repair cost depending on the circumstances. 

 

7. Shall I obtain a content insurance for my personal belongings?

As a tenant, it’s important to be aware that in most cases, your personal belongings are not covered by your landlord’s insurance. To protect your valuables from risks like theft, fire, or accidental damage, you may want to consider contents insurance.

We recommend seeking advice from an insurance provider to find a policy that suits your needs. This can help ensure you have the right level of coverage for your belongings and peace of mind in case of unexpected events.

 

8. What happen if I would like to break my lease?

Please discuss your intention of lease break with your property manager. She will advise the necessary steps, your obligation and associated expenses in this situation. 

 

9. What notice is required to end my lease?

If you are in a fixed-term lease, you will need to be given a 30-day termination notice prior to the agreed end date of the lease.

If your lease is periodic, you will need to be given a 60-day termination notice.

 

10. How long does it take to get my bond back?

The time it takes to get your bond back depends on several factors, including the condition of the property, whether there are any disputes, and how quickly the bond administrator processes the disposal. We endeavour to communicate with tenant and finalise the bond return as early as we can.
